Inn Policies

INDEPENDENT CHECK-IN

In lieu of keys, each guest is assigned a unique access code to grant entry to the Inn and their room. Access codes will be active starting at 4pm on your check-in date and will expire at 11am on the day you are set to check out. The Welcome Area (small blue building in at the entrance) will be staffed between 9am and 5pm. You do not need to check in or check out with the staff but they are there to help should you need any help!

DEPOSIT POLICY

All reservations will be charged for 1 night + tax as a deposit at the time of booking.

CANCELLATION POLICY

Reservations cancelled with more than 14 days notice will be fully refunded to the card provided at time of booking, this may not apply to rooms booked out for events with prior terms agreed upon. All cancellations requested within 14 days of check in are subject to a cancellation fee of the first night's rate plus taxes.


COFFEE MACHINES

All rooms are equipped with Nespresso coffee makers. Should you run out of coffee pods, please let one of our staff know and we will gladly refill it for you!


NO SMOKING

Smoking and vaping of any kind is strictly prohibited inside guest rooms and common areas both by 935 Ocean and the State of New Hampshire. Candles or open flame of any type are not allowed within the Inn. All infractions will be assessed a $250.00 room service fee. Violators will be asked to leave and granted a prorated refund.


PEACEFUL STAY

Due to the age and historical nature of our building, sound can travel. We ask that all guests are quiet and mindful that they are sharing the house with others. Sound traveling beyond the property is prohibited!


PARKING

Parking is to the right of the building, against the fence in the gravel lot. We offer complimentary parking for one car per room booked.  Additional spots may be purchased as-available at a rate of $10/day.   Violators will be towed at the vehicle owner's expense. The parking spots at the front of the hotel, on the hill, are for loading and unloading only. There is additional parking in the parking lot in front of the hotel.


PETS

PETS ARE NOT PERMITTED ON THE PROPERTY. While we love our pets, not all of our guests feel the same way. If a pet is in your possession and/or in your room without the consent from a member of our staff, there is a $250 mandatory cleaning fee and the pet must be removed from the property. Service animals are permitted on property by law. Service animals have been trained to perform a specific job or task to assist with a disability. Emotional support animals are not service animals per the ADA as they have not been trained to perform a specific job or task to assist someone with a disability.


NOT WHEELCHAIR ACCESSIBLE

Due to the age of our building (originally built in 1796), the second and third floors are only accessible via staircases on the left and right side of the building. We do not have an elevator to access the second and third floors. Should you require a room on the first floor, please call us at (603)-926-2500 and we will do our best to accommodate you.


CLEANING

Fresh bed linens and cleaning service will be provided weekly or upon special request. Cleaning service and additional towels may be requested by calling us at (603)-926-2500 or by visiting the Welcome House during staffed hours. Additional fees may be applicable.


SAFETY/RELEASE/DAMAGE

935 Ocean, its associates or assigns, are not responsible for any personal injury which may occur on the property, including grounds, decks, parking lots and pool. 935 Ocean is not responsible for damaged, lost, or stolen personal items. In the event of any item(s) being left behind by guests at 935 Ocean staff will attempt to return such items to rightful owners, when possible. The owner of the items shall be responsible for all reasonable charges in facilitating such returns. Guests shall be held fully responsible for any damages to the property. Reasonable fees may be assessed for any damaged or stolen property of 935 Ocean.


POOL HOURS

Enjoy our pool from 9am until an hour before sunset during the season.


QUIET HOURS

We please ask that you respect your fellow guests by adhering to our quiet hours of 10pm-7am.


TAXES & FEES

By booking directly with us, you can be sure you’re getting the best price available & avoid paying hidden fees or non refundable rates to a third party booking engine. We include a state mandated NH Rooms & Meals Tax at a rate of 8.5% which is added during the booking process.
